Plan for student tower block in industrial estate

Plans for an 18-storey tower block with up to 400 student beds have been unveiled.

The block is proposed for the existing site of Avon Crane & Commercial Repairs in Wincombe Trading Estate on Albert Road, Bristol.

Close to the £500m University of Bristol's Temple Quarter Enterprise Campus, which is set to open in 2026, the block is proposed to include 1,200 sq metres of flexible office space.

The plans also show there would be a new 15-metre landscaped "bund" fronting the river to act as a flood defence.

The Local Democracy Reporting Service said a formal submission had not yet been sent to Bristol City Council as the developers, Student Urban Living Bristol (One), inquired about the need of an environmental impact assessment.

Student Urban Living Bristol (One) argued the assessment was not required because there would be no significant environmental effects in the industrial area, which is part of the Temple Quarter regeneration zone.

City planners agreed and said the "characteristics of the proposed development are entirely suitable for the site's location".
