Stoke-on-Trent saw the largest growth in house prices in the UK in 2024, according to a lender's research.

The study from Halifax found the city's average house price rose 17.2% to £227,002 in the 12 months to September.

Other areas that saw significant increases include Slough (14.9%), Oldham (14.6%), Bradford (13.1%), Bolton (12.9%), Barnsley (12.6%), Wolverhampton (12.4%) Doncaster (11.6%) Dunfermline (10.8%) and Hamilton (10.3%).

Huddersfield had the biggest fall in its average house price – down 6.6% to £260,498 – while prices in seven London boroughs fell by between 4.9% and 3.2%.

Amanda Bryden, head of mortgages at Halifax, said areas like Stoke and Wolverhampton had seen prices rise as people looked for more affordable places to live.

"This trend is causing house prices in some areas to flip from slowing to growing, such as Stoke-on-Trent, which was the biggest faller last year but showed the highest rate of growth regionally this year," she said.
